PHASE 6 : Construction Administration (CA)

During construction, we ensure the project aligns with the design intent. Our services include:

  • Issuing progress reports and processing Certificates for Payment
  • Interpreting contract documents and reviewing samples/shop drawings
  • Issuing Change Orders as needed
  • Conducting Substantial Performance reviews
  • Providing client consultation and project management

We work closely with contractors to maintain quality and meet deadlines.

Construction Documentation  (CD)

PHASE 5 -Construction Documentation  (CD)- 

SY Studio Architecture Inc. provides construction-ready documents to ensure all details are properly communicated for a smooth construction process. Our services include:

  • Detailed working drawings, including floor plans, elevations, sections, and schedules
  • Construction and contract documents
  • Fully coordinated documents with other consultants as applicable to ensure consistency
  • Fully annotated exterior elevations and floor plans with all necessary details and notes

Permit Drawings (PD)

PHASE 4 -Permit Drawings  (PD)- 

Permit drawings are essential documents required to obtain a building permit, serving as the foundation for ensuring that a project complies with municipal regulations. These drawings are typically less detailed than construction documents but are critical for demonstrating that the proposed design meets zoning, building, and energy codes. Depending on the project’s complexity, both an architect and an engineer may need to sign off on these drawings.

We provide permit drawings tailored to meet municipal requirements and ensure a smooth permitting process. These documents typically include:

  • Architectural details such as exiting, stair dimensions, plumbing fixtures, and site layout.

Detailed Design Development (DD)

At this stage, we refine the design from the previous phase to a more detailed level.

  • Develop elevations, sections, and fine-tune the design, construction system, materials, dimensions, and components
  • Review the design and consult with local and statutory authorities to ensure compliance, if applicable 
  • Incorporate all services and consult with electrical, mechanical, and structural engineers, as necessary

This phase ensures that the design is fully developed, compliant, and aligned with your vision and regulatory requirements. Once you provide your approval, we can confidently proceed to the next steps, including permit and construction documentation.

SCHEMATIC DESIGN (SD)

PHASE 2 – SCHEMATIC DESIGN (SD) – Initial Design Concepts
At this stage, we are fully equipped to translate your goals and priorities into a design that aligns with your budget.

  • Develop design options and evaluate the pros and cons of each
  • Create a basic site plan to position the building on your property, with floor plan options developed
  • Present 3D renderings and/or sketches, if previously discussed
  • Meet with relevant authorities to ensure compliance and avoid potential delays
  • Obtain your approval to move forward to next phase
