FOURPLEX - MULTI-RESIDENTIAL UNIT

Situated in a well-established Mississauga neighbourhood, this multi-residential fourplex offers approximately 447 square meters of thoughtfully designed living space. Spread across two storeys with a partially finished basement, the building features four private residential units, each planned for comfort, functionality, and natural light. Each unit is thoughtfully split across two levels to ensure a fair distribution of sunlight exposure and enhanced privacy for all residents. The design integrates seamlessly into the surrounding residential context, while providing modern, efficient layouts ideal for families, professionals, or investors.

PHASE 6 : Construction Administration (CA)

During construction, we ensure the project aligns with the design intent. Our services include:

  • Issuing progress reports and processing Certificates for Payment
  • Interpreting contract documents and reviewing samples/shop drawings
  • Issuing Change Orders as needed

These drawings are typically less detailed than construction documents but are critical for demonstrating that the proposed design meets zoning, building, and energy codes. Depending on the project’s complexity, both an architect and an engineer may need to sign off on these drawings.

  • Review the design and consult with local and statutory authorities to ensure compliance, if applicable 
  • Incorporate all services and consult with electrical, mechanical, and structural engineers, as necessary

This phase ensures that the design is fully developed, compliant, and aligned with your vision and regulatory requirements. Once you provide your approval, we can confidently proceed to the next steps, including permit and construction documentation.

SCHEMATIC DESIGN (SD)

  • Develop design options and evaluate the pros and cons of each
  • Create a basic site plan to position the building on your property, with floor plan options developed
